Do you carry out the trade work yourselves or hire subcontractors to do it?
Both. Our own crews handle work where reliability outweighs shaving a percentage off a quote, and we tender larger packages competitively. Either way they work under our contract and our supervisor checks the site daily.
Can you take over a renovation that another contractor started and then walked away from?
Yes, and we do it fairly often. We audit what has been built, what you have already paid out, and what the drawings actually require, then rebuild the schedule and the estimate from that reality forward.
How do you price a job when the existing drawings do not match the building?
We open a few spots and look before quoting. Old drawings are wrong more often than not, and what sits behind the wall changes the price. One afternoon of checking saves a big surprise later.
Can we keep living in the house or keep our shop trading while you work?
Usually yes. We seal off the work area, keep the dust down, and clean up before we leave each night. For shops and offices we can run evening or weekend shifts so you never close.
Who is responsible for pulling the building permit and booking the city inspections?
That falls to us. Our office prepares the drawings, files the application, answers whatever questions the city sends back, and books each inspection. You are never left working out which form comes next on your own.
Do we need a structural engineer before you can take out a load bearing wall?
If the wall holds weight, yes. The city will not approve it without a stamped drawing, and your insurer will ask later. We arrange the engineer for you and build exactly to their final design.
How are change orders documented and approved before work proceeds?
Each one is written up with materials, labour, and schedule impact before anybody proceeds. You approve or decline in writing. Nothing gets built on a verbal agreement that two memories later remember differently.
Can you work directly from our engineer's or architect's drawings?
Yes, and we prefer it. We review the set for buildability, raise conflicts with the consultant before the trades reach them, and build the detail as issued. Proposed changes go back through the engineer.
Do you work with property managers, municipalities, and institutional clients?
Regularly. Schools, clinics, community facilities, and municipal properties carry documentation, security, and procurement obligations most projects never encounter. We work inside those requirements and deliver the closeout package administrators need for permanent records.
Which part of a restaurant build usually causes the most delay and extra cost?
The kitchen exhaust, the gas supply, and the grease trap. Those three sit under the floor or up on the roof, so they cost the most. We deal with them during the design stage instead.
Can you build a shop or restaurant to a franchise specification manual from head office?
Absolutely, and we treat the manual as the rulebook. Our team photographs whatever stages head office wants and sends in the sign off packages. Any clash with local code gets flagged early rather than later.
We have been served a fire order with a deadline on it. What happens first?
Reading it properly comes first, because the items vary a lot in cost and urgency. Integrated Contracting then walks the building, prices every item, and starts on the most serious corrections first across Hamilton, Ontario.
Does renovating one part of a building trigger accessibility requirements for the rest of it?
Often it does, at least for the area you are changing and sometimes the route leading to it. We check this while the design is being done, so it does not land on you afterwards.
Do our existing doors need automatic openers to meet accessibility requirements?
It depends on how much force it takes to pull them open. Plenty of older doors fail that test even with lever handles. Where adjusting the closer does not fix it, an opener is needed.
How do you carry out renovations in an apartment building without upsetting the tenants?
One floor at a time, with written notice going out to tenants first. We keep the elevator and laundry running, cover the hallway floors, and tidy up every night so nobody lives in a mess.
How quickly can you turn around an empty rental unit between tenants?
Fast, once the scope is standard and materials are ordered ahead. The same crew does the same rooms in the same order, which puts the unit back on the rent roll far quicker than usual.
What is the difference between hiring you as a general contractor and as a construction manager?
General contracting means we give you one fixed price and carry the risk. Construction management means we run the job openly for you and tender the trades, which suits bigger jobs where things keep changing.
What sort of reporting do we get while the project is under way?
Every week, in writing. You get progress, money spent against the budget, anything we need you to decide, and anything coming up that could push the date. Chasing us for updates is never really necessary.
How long have you been working on buildings that are already standing?
With 18+ years, and nearly all of it inside buildings that were already standing. That is why we look before we quote. Integrated Contracting knows what Hamilton, Ontario buildings tend to hide behind their own walls.
